Billable Services

Services are classified into two categories to determine if Billable or Non-Billable.

Institutionally Funded Buildings

Our department receives funding to maintain and repair building infrastructure, grounds, and support systems and are rendered without charge.

Auxiliary Funded Buildings

Our department does not receive funds for Auxiliary buildings and support systems and must be funded by the owners of the building or space.

Non-Billable

  • All routine cleaning services in lobbies, offices, corridors, restrooms and other public areas

Billable

  • Comprehensive cleaning requests, which is above and beyond established routine cleaning. Examples include specific cleaning of carpet & refrigerators.
  • Event clean up.
Carpentry

Non-Billable

  • Maintenance and repair of building exterior items including roofs, gutters, windows, doors and associated door hardware
  • Maintenance and repair of building interior items including walls, floors, ceiling tile, paint, doors and signs

Billable

  • Assemble/disassemble office furniture.
  • Removal/hanging of wall decor including pictures and white boards.
Electrical

Non-Billable

  • Maintenance and repair of building electrical system including lighting and power distribution (e.g. light fixtures, outlets, switches, and circuit breakers).

Billable

  • Modification to the original electrical system including additional circuits and lighting.
Elevator

Non-Billable

  • Maintenance and repair of elevator.

Billable

  • Standby for special events.
Fire & Life Safety

Non-Billable

  • Maintenance, repair and annual testing of all fire life safety systems.

Billable

  • Modification to the fire life safety systems within a building due to a remodel.
Grounds / Landscaping

Non-Billable

  • Routine maintenance on properties including mowing, edging, blowing, cleanup and trimming.
  • Chemical applications on properties including fertilizer and pesticides.
  • Tree trimming and removal on properties.

Billable

  • Special projects requested.
  • Landscape renovations/installations.
  • Event setup & cleanup.
Key & Lock / Access

Non-Billable

  • Maintenance and repair of building access systems including door hardware and card access system.

Billable

  • Re-keying existing door hardware due to occupant request.
  • Addition of card access system.
  • Replacement of lost keys.
Painting

Non-Billable

  • Painting structural items or offices that is a repair and maintenance.

Billable

  • Painting non-structural items or offices that is not a repair or maintenance.
  • Painting a room or office of a different color other than the original color.
Plumbing

Non-Billable

  • Maintenance and repair of building plumbing system including water distribution, storm and sanitary sewer
  • Maintenance and repair of fountains and restroom fixtures

Billable

  • Modification to the original plumbing including additional water lines to water fountains, refrigerator, freezer, ice machines, etc.
HVAC

Non-Billable

  • Maintenance and repair of building HVAC system including controls, air distribution for heating and cooling
  • Maintenance and repair of ice machines
  • Annual inspections of fume hoods.

Billable

  • Modification to the original HVAC system including modifications due to renovations.
  • Addition of ice machines.
  • Department required HVAC systems such as redundant cooling and biosafety cabinets.
Signage

Non-Billable

  • General signs including room number, name sliders and wayfinding.

Billable

  • Custom interior signage.
  • Personalized name plates and posters.
Moving/Hauling

Non-Billable

  • Deliveries from Central Receiving to campus.
  • Moving of office furniture.
  • Event set up.
  • Recycling pick-up.
  • Pressure washing.

Billable

  • All other services are billable.

Note: Services, maintenance, and repairs of department-owned equipment are charged to the requesting department regardless of whether it was installed at the time of construction or added later.
